In Connecticut the deadline is a court date: your law day.

A Connecticut lender must sue. Strict foreclosure is the usual ending: the judge sets a law day, and if you have not paid the full debt by then, title passes to the lender with no auction. A judge can order a sale instead, and a free mediation program can hold the case for months first, but only if you file for it within 15 days of the return date.

Four dates decide a Connecticut case. Fifteen days after the return date, to file your appearance and mediation certificate. Twenty five days after the return date, to ask the court to restructure the debt. Twenty days after judgment, to appeal. And your law day, the last day to redeem. HUD-approved housing counsellors are free everywhere in the state — 1-800-569-4287. Several circuits also run residential foreclosure mediation; ask the clerk whether yours does.

Anyone who contacts you first, guarantees they can stop the sale for a fee paid up front, or asks you to sign the deed over is running a scam. Never sign a deed to someone promising to save your home.

That audit corrected ten items, including a dead citation for the deficiency limitation period, the wrong authority for the writ of possession, and a surplus claim deadline repealed in 2019. How long does foreclosure take in Connecticut?

A typical Connecticut foreclosure runs roughly 266 days from the first missed payment to the law day or sale. A lender must first send an EMAP notice and wait 60 days, and the mediation program runs up to eight months. C.G.S. 8-265ee and 49-31l.

What is a law day in Connecticut?

In a strict foreclosure the court sets a law day, and you may redeem by paying the debt in full by that date. If you do not, title passes to the lender. C.G.S. 49-19.

What is the Connecticut foreclosure mediation program?

Owner-occupants of one to four family homes can ask for mediation with the lender. You must file the appearance and the mediation certificate within 15 days of the return date, and the program can run up to seven months or three sessions. C.G.S. 49-31k to 49-31n.
