After the lender wins, Wisconsin imposes a waiting period before the sheriff can sell: usually six months for a home mortgage signed since April 2016, twelve for an older one, and less if the lender waives a deficiency. You can redeem until the court confirms the sale, and the court must credit fair value before confirming it.

Verified 8 September 2026 against the 2025 Florida Statutes and the Rules of Civil Procedure. That audit corrected ten items, including a dead citation for the deficiency limitation period, the wrong authority for the writ of possession, and a surplus claim deadline repealed in 2019. A typical Wisconsin foreclosure runs roughly 430 to 470 days from the first missed payment to the sheriff sale, longer in Milwaukee County. The lender must sue, win a judgment, and then wait out a statutory period before the sheriff can sell.
For an owner-occupied home where the lender keeps its deficiency rights, the sale may be no earlier than 6 months after judgment for a mortgage signed on or after 27 April 2016, or 12 months for an older mortgage.
